By completing a reservation with Kozy Getaways, you acknowledge and agree to the following Booking Terms & Conditions. These terms are a summary only and are governed in full by the Rental Agreement and Property Rules presented at booking and/or posted at the property. If there is any conflict, the
Rental Agreement controls.
1. Reservation & Acceptance
All reservations are subject to approval by Kozy Getaways and/or the property owner. Reservations obtained under false pretenses or misrepresentation may be canceled without refund. The primary renter must meet the age requirements outlined in the Rental Agreement. Maximum occupancy may not be exceeded at any time.
2. Payments, Deposits & Authorization
Payment schedules, deposits, damage waivers, or credit card authorizations are disclosed at booking. By booking, you authorize Kozy Getaways to charge the card on file for rent and applicable fees, damages, missing items, excessive cleaning, fines, HOA violations, late checkout, or unauthorized use. Damage waivers, if selected, do not cover all damage and do not limit guest responsibility as defined in the Rental Agreement.
3. Cancellations & Refunds
Cancellation and refund policies vary by booking channel and property. Airbnb bookings are governed by Airbnb’s cancellation policy selected at booking. Direct bookings are governed by the cancellation policy disclosed at booking and in the Rental Agreement. Refund eligibility, administrative fees, and timing are defined in the Rental Agreement. No refunds are provided for early departures, late arrivals, weather, HOA issues, amenity closures, or circumstances beyond management’s control unless expressly stated in the Rental Agreement.
4. Check-In & Check-Out
Check-in is after 4:00 PM. Check-out is by 10:00 AM. Early check-in or late check-out requires written approval and may incur additional fees. Unauthorized early arrival or late departure may result in charges, including lost revenue for impacted reservations.
5. Property Rules (Strictly Enforced)
Guests agree to comply with all property rules, including but not limited to no smoking, no unauthorized pets, no parties or events, compliance with noise ordinances and quiet hours, no commercial use, no rearranging furniture, balcony and amenity rules, and parking and pass requirements. Violations may result in immediate removal without refund and additional charges.
6. Entry, Maintenance & Safety
Guests grant permission for management, owners, or vendors to enter the property for inspections, maintenance, emergencies, or required services. Guests may not deny access for extermination, repairs, or safety issues. Daily housekeeping services are not provided unless stated otherwise.
7. Cleaning & Departure Expectations
A departure cleaning fee covers standard turnover cleaning only. Guests are responsible for washing dishes, removing trash, and leaving the unit in reasonable condition. Excessive cleaning or damage will be charged to the card on file.
8. Amenities, Utilities & Services
Amenities, utilities, internet, pools, elevators, and building services are provided as a convenience and may be unavailable due to maintenance, weather, HOA rules, or circumstances beyond control. No refunds are provided for outages, closures, or service interruptions.
9. Assumption of Risk & Liability
Guests assume all risks associated with use of the property, amenities, balconies, outdoor areas, and surrounding premises. Kozy Getaways, owners, HOAs, and affiliates are not responsible for loss, theft, injury, or damage to personal property. Guests agree to indemnify and hold harmless Kozy Getaways and related parties as outlined in the Rental Agreement.
10. Governing Agreement
These Booking Terms & Conditions are a summary only. Your reservation is governed by the Rental Agreement, property-specific rules, applicable HOA or building regulations, and booking channel terms where applicable. By completing your reservation, you confirm that you have read, understood, and agreed to all applicable terms. |
